Debt Service Coverage Ratio

PROGRAM OVERVIEW:

The DSCR (Debt Service Coverage Ratio) loan is a great option for investor clients. This program allows borrower(s) to purchase or refinance an investment property without income-based qualifications. Minimal documentation is required for this type of financing. The main condition that the lender is looking to satisfy for this program is the cash flow the property will provide. Depending on the lender, the property’s market rent will have to be 75%-100% of the monthly payment. 1:1 Is the most common required ratio; however some lenders will allow a lower ratio if there are other compensating factors (such as excellent credit).
